Field Insight: When a Roof Looks Fine… But Isn’t

Every home tells a story.


Recently, I came across a roof that, at first glance, looked to be in good condition. The shingles were intact, there were no obvious missing sections, and from the ground, everything appeared normal.


At first glance, it would be easy to assume the roof was in good shape.


But before jumping to that conclusion, I took a closer look.


Once on the roof, a different picture started to emerge. Subtle signs, minor granule loss, early cracking, and areas of wear around penetrations, told a more complete story.


Individually, none of these observations seemed major.


But together, they pointed to a roof that was nearing the end of its service life.


This is something I see often: a roof that doesn’t look alarming, but is quietly aging in a way that a buyer should be aware of.


Takeaway: Not every issue is obvious at first glance. Sometimes, it’s the smaller details—looked at together—that provide the clearest picture.


A big part of a home inspection is taking the time to look beyond the surface and avoid assumptions.


Because good decisions start with good information.
